Stone Skin adds +50% physical resistance, but only if physical resistance is <100% and if it does not result in a third immunity.
Magic Resistant adds +40% to each of cold, fire and lightning resistance (in that order), but only if they’re <100% and if it does not result in a third immunity (each element considered individually).
Spectral Hit adds +20% to each of cold, fire and lightning resistance (in that order), but only if they’re <75% and it does not result in a third immunity (each element considered individually).
Cold Enchanted, Fire Enchanted and Lightning Enchanted all add +75% to the respective elemental resistance, but only if it is <100% and it does not result in a third immunity.
Mana Burn adds +20% magic resistance, but only if it’s <100% and it does not result in a third immunity.

One more thing to consider is that mods (and their respective effects/conditions) are applied in the order they appear under the mob’s name. This can have a significant effect on the mob’s resulting resistances and immunities - for example, if a mob type has 50% in each of cold, fire and lightning resistance, and an elite of that mob type spawns with both Magic Resistant and Spectral Hit it will have very different results depending on the order of the mods. If Magic Resistant is listed first, it will have 90/90/90, but if Spectral Hit is listed first, it will have 110/110/70.
I’m not 100% sure what happens with Bind Demon, but I’d assume that Bind Demon modifiers are considered after the elite’s natural modifiers. Would be great if someone could confirm this though (it should be testable). You should also be able to easily test the “not increase existing immunity”, if you want, by finding an elite mob of a mob type with 100% base resistance to some element and that has the Magic Resistant property or <Element> Enchanted, and see if you can break it with Conviction or Lower Resist (without a sunder, obviously).
In this case, I think the ideal Lancer would be a Cursed + Stone Skin (I think this REALLY helps) + Cold Enchanted, as it would give an unbreakable cold immunity. Lightning Immunity seems like it's going to get broken no matter what in ancients/ubers. Fire is going to be really low, but it would get broken with Fire Enchanted as well, and you can compensate the Conviction penalty with the Flickering Flame aura.
RE: Urdars, this is more complicated. I previously prioritized Act 3 Maulers (SOOO much time spent with dolls in Durance 1 and 2...) due to inherent lightning immunity, hoping to find a Curse + Stone Skin + Magic Resistant one: However, if you can live without physical immunity, the Act 5 Urdar have 75% phys resist and could get high CR/LR and unbreakable LR with Magic Resistant + Lightning Enchanted (plus, lightning enchanted seems to proc Amp Damage). Although, you could potentially get a Cold/Lightning unbreakable immune Hephy also if you're willing to go down to 50% phys res: I personally prefer Stone Skin, because they just do better with Heralds that hit hard like Archers, Blunderbores and Frenzy-ax-cows, but for Ubers, you might want to hunt for a Lightning/Cold Immune.
