it seems pretty good but i'm not sure. most of the items that go for multiple high runes also have mana steal or life steal

It's quite good, but not GG.
FCR is nice
AR is nice (but can go to 120)
Energy could be higher and +mana is better
Life is low (up to 40)
@Res is average (up to 11)
Pres is average (up to 30)
The good news is you have 6 useful affixes, including 2 good ones. However rolls could be better, so the price won't skyrocket. I'd probably bet on 2-3 Ists in SC NL.
