Hi, what is this worth? I tried to find answer, but i saw range between "shit nothing" and "i'll give you my house" for it.

If it had had 7% MF it would have been worth multiple HRs... but not sure about that one though. Not "Shit nothing" think :P So, I'm in the "in between" camp I guess ;)

I have offer for
Vex already, but i guess i want to go litle higher, good thing is that it doesn't take any precious space.
