Items are usually more expensive at the beginning of a new ladder season and become cheaper the longer the ladder lasts. This applies in particular to items that are in great demand and that are often used for mfn, e.g. Harlequin Crest, Tal Rasha's Guardianship, Skin of the Vipermagi, Gheed's Fortune, etc.Exceptions are very rare items and items with perfect stats. These become comparatively more expensive over time, as more trading currency is in circulation. In addition, hard to obtain items such as Hellfire Torch and 3os Archon Plate etc. for end-game runewords will typically be very valuable early on, but will hold their value and liquidity much further than uniques and set items for example.
Towards the end of the season, typically most sales will clear for only the most valuable 'max rolled' charms, uniques, rare or 'GG' items etc. Whilst you still might be able to flog MF items, you'll have to wait longer as the demand for these has now subsided. If there is any uncertainty about the value of an item, an appraisal can be requested, or the price-check tool can be used to see recent and historical sales data.
The variable properties of an object are decisive for classification in the price range. The better these turn out, the more the value moves towards the maximum, the worse it moves towards the minimum. Perfect items usually have a high surcharge. The property "ethereal" can be extremely valuable for some objects, e.g. Titan's Revenge, Andariel's Visage, The Reaper's Toll, etc. The most common ones were marked with an extra eth price.
