It would be a 5 points

Boots (in a max of 6)

1 p (max frw)
0.5 p (DEX between 1/3 - 2/3 max)
0.5 p (cr between 1/3 - 2/3 max)
1 p (fr > 2/3 max)
1 p (pr > 2/3 max)
1 p (mf > 2/3 max)

Dex would be 0 here, too low.
As for mf, some like it, others not.

And a bit hard to transpose ring context to

Boots.

Off course a 5 point

Boots and a 5 point ring would probably have very very different trade values
But i like the ideia os those points on the thread to evaluate (or compare) rare/crafted itens in general (of the same type)
